Why do some homes sell and some sit on the market?

I have a listing in La Palma, with Team Prather. This house is typical of La Palma - beautiful. The owners have kept the house up, it is clean, many upgrades, nice floorplan, pool, etc. It has been on the market for a couple months, now. It was also active on the MLS on 3 occasions during this period.

The initial listing had a lot of interest from agents. We had a buyer within days. But it fell out of escrow for some reason. Then it went active, again. We had more interest. Then we had another buyer and the home went into escrow. This time, they had an inspection done, and the inspector scared them (so we think - we only know what happened during the inspection). The buyer pulled out.

Back to active - this home went back to active status on the MLS. Yes we have two more offers. These days, in a highly desirable neighborhood, homes should sell quickly if they are priced right. This home was priced very well. In fact, since we decided to lower the asking price, it is one of the lowest priced homes for sale in the city. It has a beautiful landscape and curb appeal (see picture), it has a great floor plan with 4 bedrooms and 2 baths (one leads out to the pool in the backyard), a finished garage with storage above, high ceilings, and it's near good schools, shopping, and a hospital is less than 1/2 mile away.

Why do some homes sell quickly and others don't? If the price is high, that could be a reason. This home is not priced too high. If the home is not in a good neighborhood, price may not be the issue but location may be. This home is is a great neighborhood. So what is the issue? I don't know.

City Council Approves Budget And Reinstates Funds for La Palma Days

The La Palma City Council, by a 3 to 2 vote, approved the citys Fiscal 2015-16 Operating and Capital Budget at its recent meeting.

The $51,000 deficit will be covered by the general fund. Following a lengthy discussion among residents and council members, the motion included funding the citys signature event, La Plama Days. However, the city will only contribute $46,000 of the costs and the remaining 20 percent will covered by sponsorships. The citys portion of the expenses for the event will come from the reserve fund.

The passage doesnt necessarily guarantee the Fiscal 2016 17 budget will fund the Veterans Day/city celebration. Depending on La Palmas financial situation during the next 3 years, funding for the event may not make the cut. The importance of this traditional annual celebration that brings the community together to celebrate living in La Palma was one of the arguments to keep the event at least for this year.

Two other community programs were cut from the budget but discussions are underway to seek out other sponsors. The Fit N Fun afterschool program and the Police Interaction with Youth (FIY) were sighted to being effective in building a positive relationship with the police and to provide kids a safe place to stay while their parents were still at work.

The passage of this years budget does not end the citys financial woes. It is projected that the budget deficit will grow each year to $1.4 million over a ten year period.

According to the current fiscal report, the city has experienced a drop in revenue due to lower oil prices and La Palma Intercommunity Hospitals decision to change to a non-profit status. This change in status reduces revenue in the form of property and business taxes.

Property tax is the number one general fund revenue source accounting for over $3.4 million, or 33 percent. Tax growth in La Palma is generally slower than other cities in Orange County citing the low turnover of the citys properties for reassessment.

Palma Airport Guide, Majorca

Palma de Mallorca Airport is located about 9 km (5 miles) east of downtown Palma, Majorca. A modern facility with multiple passenger concourses and plenty of shops and restaurants, the airport is the third busiest in all of Spain. Major airlines and their primary destinations served by Palma de Mallorca Airport include:

Getting To And From The Airport

Drivers can take highway Ma-19 directly from downtown Palma to the airport exits. Arriving passengers can pre-book a reservation through Palma Airport Transfers and have a shuttle or private vehicle driver meet them inside the terminal hall. A number of rental car agencies have service desks on the ground floor of the arrivals hall, with vehicle pickup and drop-off at the airport itself. Licensed taxi service is available for passengers arriving on a Palma flight, and are found at curbside at the arrivals hall gate D area. Private shuttles can be hired to take passengers to and from all the major resort hotels in the Palma area.

Airport Features

Palma de Mallorca Airport consists of a main terminal hall and four different concourses. The main parking garage is located directly in front of the terminal hall and is easily accessed from the freeway exit ramps. Tunnels connect Level 4 of the garage to the departures area, and an automated walkway links the passenger arrivals area to the car park. The parking area is auto-pay, with numerous pay stations located on the various floors of the garage.

There are a number of fine shops located within the terminal hall as well as the four concourse modules. These include Duty-Free, jewelry, shoes, gifts and handicrafts, and pharmacies. Restaurants can be found both in the public areas of the main terminal as well as the departure modules areas (restricted to ticketed passengers only). These establishments offer burgers, sandwiches, pizza and salads, and there are several beer gardens that serve fine brands.

There are two VIP lounges at the airport. The Formenter lounge is located on the departure level near the entrance to Module D and includes satellite TV, self-serve refreshments, meeting rooms and full internet connection. The Miro VIP Lounge is found near the boarding area of Module B and is free for all business class passengers. It offers air conditioning, complete newsstand, telephone booths, and disabled access.

Passenger Service Information

La Caixa Bank has a branch in the airport terminal, and a number of ATMs are found throughout the airport facility. Currency exchange services are provided. Lost luggage help is on the ground floor of the arrivals area. The airport provides excellent WiFi and wireless internet connection throughout the terminal facility, provided by Telefnica de Espaa. Traveler's first aid service, police station, and postal office are found on the second floor of the terminal hall.
